Terms: The premises are available by way of new
flexible 3 year inclusive leases for a minimum term of 12 months with a tenant
only rolling break clause thereafter which can be served on 3 months notice.
Annual Rental: The annual rental for specific
office suites are set out above and are exclusive of utilities, business rates
and service charge.
Business Rates: As and when each individual suite
is let separate business rate assessments for each suite will be requested from
the local rating authority. However, it is estimated that business rates will
be approximately £6 per sq ft per annum payable (expiring 31/03/2011).

Service Charge and Utilities: There will be a
fixed service charge levied on the suites to take into account of items such as
repairing liabilities for communal areas, fire precautions, water, gas and
electricity. This will be levied by the landlord at £6 per sq ft per
annum subject to an annual increase of 3%.
Deposit: The landlord requires a 2 month rent
deposit which will be held for the duration of the letting. |
